WKB advised PKO Bank Polski S.A. on the conclusion of a long-term lease agreement for the entire area of the SKYSAWA building
WKB advised PKO Bank Polski S.A. on the conclusion of a long-term lease agreement with Polski Holding Nieruchomości S.A. for the entire area of the new SKYSAWA building complex, currently under construction at the junction of Świętokrzyska Street and Jana Pawła II Avenue in Warsaw.
The agreement is the largest transaction of its type on the commercial real estate market in Warsaw over the last several months.
The lease concerns the entirety of the mixed-use office and service complex, comprising two buildings with a total area of approx. 35,000 m2. In addition to standard lease provisions, the agreement includes multi-track arrangements regarding the leased property’s adaptation for use in a manner consistent with the lessee’s requirements and intentions, as well as in accordance with the requirements imposed on the lessee on account of it conducting banking activities. As part of the lease, PKO BP has also secured pre-emptive rights regarding the purchase of the SKYSAWA complex.
The office complex will host the new headquarters of PKO Bank Polski – the largest financial institution in Poland and one of the largest financial groups in Central and Eastern Europe, which has supported the development of its customers and Poland for over 100 years.
Anna Wyrzykowska (partner, head of the real estate team) and Marcin Kembłowski (senior associate, member of the real estate team) provided legal support in respect of this project.
